Some reasonable- a roof and ceiling repair from a major leak... some not so reasonable (they literally made me escrow the cost to add a deadbolt to a door).

We are still looking at deals to buy, (for MTRs), and are looking at properties in Aurora and Denver to catch University post docs/faculty, and all the medical prof's near those areas. 

Apparently there was a roof leak which has been fixed but the seller didn't want to spend the money to fix the ceiling.

Yes it explicitly allowed things like the term and rate, and I wrote that it should exclude anything additional which is unnecessary since I couldn't be there to read the closing docs themselves (which I assume can vary depending on what the branch leader/loan officer wants for the nonconforming loan).  

If you don’t have the parcel’s block & lot #, you can use the street name & # to pull up public record docs including deeds, liens, violations, etc.

They quoted me a rate, 1.5% origination fees and 999 service fees initially, I provided all the docs and worked with them for 3 weeks.
