No water in the basement in that area, just something we noted as a future issue if not fixed.No mold, rot, window bars, all rooms have windows, no stains, nothing leaning (surprising for the age to be honest).The entire living area is wallpapered.

What are you guys doing as far as just having a website hosted to display your vacation rental.  

The person who installed pink wallpaper in a changing room at my house and painted clouds in one room clearly had a different preference of things than me.  

The home will eventually be listed for sale on the mls (realtor.com will display the listing) and by Fannie Mae on homepath.com , usually giving preference to owner buyers at first.

Late Saturday night (midnight) I got a message and the thread goes as follows... guest: "Hey just FYI your tv is broken Netflix on displays a half screen and the cable box doesn't work.

However, this could result in a law suit which even though you will not lose and you could possibly collect your expense would be a pain in the butt.In addition, I would fire the PM for cause and not worry about breaking the contract 1) PM has displayed provable incompetence 2) PM has not followed your direction which is grounds for immediate termination 3) PM has already displayed they are afraid to get their hands dirty in a legal battle and therefore are very unlikely to sue you because you have a good case for firing them and if they are afraid of a meritless lawsuit against them they certainly are not going to initiate their own losing law suit.Note if the dog is a service animal then the merits of the case are tougher. 

Possibly my worst is some wallpapered ceilings (tin pattern) that didn't adhere properly and started peeling long after painting.

This is pretty easy if you can see the meter display.
