They are still at a discount to the 10 year treasury bond (i.e. market trends indicate they will continue to escalate).

I would attempt to negotiate with LL the scope of work required for the discount.  

1) cannot qualify for traditional financing2) fears appraisal will come in low3) fears buyer will back out so reduces contingency optionsnote for cash purchase I expect a significant discount.  

I prefer to buy my materials because of my discount and because I’m pretty savvy with finding solid deals on things.

I would be careful when looking at discount PMs because if they aren't making money, they likely have terrible systems in place for management. 

As best as I can tell on both sites, the algorithm looks something like this:Cheapest price>least restrictions (cancellation, # of days minimum, etc)>Premier/Super host>Review Scores>Most discounts (weekly, last minute, etc)>Regular revisions

I would check your price versus competition and check your length of stay discounts.  

Discount off asking is -0.3%.

The house is definitely on discount because of it, almost worth it to go through the trouble if the number makes sense.
