So let me start off with that piece of how I look at things to see how my advice is shaded. 

-Used 19 gallons of paint due to an extra coat being needed as we were going from a darker color to lighter in on area

I'm wondering if it is darker than people are purchasing when people say to use "dark grout" to hide dirt.

However, I could imagine many new investors seeing something like this and thinking anything in the shaded area is good to go, and worse yet maybe that all the shaded areas are equally good to invest in.

Lessons learned: grass is never greener, just different shades of green.  

New lighting and faucets added throughout, all wood floors were stained in gun stock, and all interior walls were repainted with a darker gray in bedrooms and a lighter gray in common areas with a bright white trim.

I would probably try to lay some grass seed as well and it should grow quickly without the trees giving off as much shade anymore.

There are plenty of shades of density — townhouses, bungalows, duplexes, small apartment buildings.

If you choose chrome or nickel (or brass/gold), matching shades and tones can get challenging.
