It got to the point to where I just could NOT listen to DG/RA - it sounded like 2 buddies in a dark cheap bar with a weird sense of humor making jokes back and forth that only they got.

I want them to see what it looks like to take a shot and they've got to see me speak on TV & stage, win awards & praise and they've seen me come home of stories of dead bats falling out of ceilings, cleaning up dog crap in dark basement corners, sucking out water from flooded basements for hours, bloodied, bruised, ect. ect. ect. and now be served with papers.

@Stewart J berry tenants may not regularly seal granite, wipe up dark liquids fast enough or use trivets and cutting boards — think raw chicken soaking into your counters — so we’re fine with laminate countertops, hygienic and cheaper to repair/replace if damage occurs.

Set recurring reminders like winterizing sprinklers, emailing tenant reminders about checking smoke detectors, etc.

Even though it was reported as vacant, we were denied the claim by their carrier, due to there being no working smoke detectors found.

Their talk was good but when I insisted on being put into contact with someone that had completed the program they went dark on me.

There's a lot of great advice here, but the first thing I noticed was the dark photos that look like they were taken with an iPhone.

The gurus never tell you that searching through the smoke and the mirrors in the game, extending yourself very uncomfortably into the unknown, being willing to invest and possibly waste your time searching for answers, actually building meaningful relationships, all of that's is a very big part, if not the biggest part, of winning in real estate.When Hannibal was told it was impossible to get his elephants over the Alps to invade Roman territory from the north, he responded with the following:"Aut inveniam viam aut faciam" I WILL FIND A WAY OR MAKE ONE.That's the attitude we need here.
