Even if they don't realize how much money you're costing them now, someone will tell them eventually and I don't think your canned wholesaling response is going to do much to repair the damage. 

My recollection is (and insurance experts on BP can correct me if my memory is wrong), but most insurers will only pay "replacement cost"  policy limits, if you actually replace the damaged property.

Including damages to properties that I will have to use my own money to fix, 2 years of missed rent and damages and legal fees amount to $75K - $80K.

There is extensive damage to the house and I am working with my insurance company and have talked to couple of fire restoration companies.

Their credit is shot and they are getting foreclosure notices.

In one particular circumstance we had the same tenant intentionally damage their heating system and then calling in a complaint. 

Short term (12 months), low loan to value with borrowers who have strong credit and significant assets.

@Iris Olivas Most local banks/credit unions can do this deal with lower fees and potentially rates than brokers.

What local bank or credit Union (Navy possibly) do you recommend he goes with?
