I wouldn’t be surprised, with increasing rates, that lender will re-institute a policy of using an increased “qualifying rate” rather than the “actual rate” on a heloc for loan qualifying.Bottom line for investment prospects is that it is easier to qualify for a future loans by consolidating all non-mortgage debt and using your cash for down payment to secure financing for your next real estate acquisition.

You will need to consolidate any differing assumptions across the assets, but can be done.The latter scenario I have only ever seen done in very custom excel models, and even the investment bankers that I have seen build these, often had hard inputs due to various complexities, especially around scenario testing within different portfolio outcomes (i.e. asset 1 sale = Homerun, asset 2 = single and asset 3 = double, or any combination of the order in which good and bad sales hit).I

Thanks for your help, While a lot of DSCR lenders have minimums of $75,000 if you can pool at least 3 properties together for a blanket loan, then a $50k per loan allocated amount should be eligible for a fewI have two other rentals and I’m interested in consolidating the loans into one.
