are you closing with a title company? 

If you have worked with a company that handled everything for you- vs making your own deal/team/etc, I'd love to hear your thoughts.  

Either pay it back in ten years or when I sell I have to give a % of the equity to the lending company. breakdown$2,200-$1,100=$1,000 profit what are your thoughts?  

If it were a stick built home instead of a mobile home there probably would be less risk as long as property was insured.Yes, this is my plan to get the land back, have attorney and title company check all the legal boxes and ask my CPA to write it off as a lossBuyer is going to deed the property back to me and I'll take a Promissory Note.

Have been listening to BP since 2016 and graduated college with a degree in Finance- worked in Real Estate Accounting in Dallas TX for a few large companies before making a jump to Project Management work in Denver CO. 

When I asked why I was paying for a service fee during a period where I never turned on service, the customer service person explained that even if I didn't have service turned on, and there was no usage, there is a monthly fee for the line that runs from the street to my house so that when I reconnect, they don't have to rip up the ground and put in a new line.To me this sounded ridiculous and the power and gas companies are not charging any such fees. 

It seems that often when companies acquire large books of business in one shot there are growing pains and unfortunately those are felt at the client level.

Does anyone have any experience or knowledge of the company Residential Capital Partners?
