I recommend that you only communicate with the tenant in written form (email/text) which can be used in an eviction proceeding. 

There was no communication that was truthful.

They don't understand how to price effectively, study the market, set boundaries with tenants, establish policies and procedures, communicate, and dozens of other things.

So, something to think about.Next, what methods have you used to determine what kind/size of property to purchase? 

I wasn’t trying to be long winded, with too much detail, in my initial post but I actually did this method on a fix and flip.

Maybe if I was younger it would make more sense, but staying with the method I've used over the last 10 years will only become more refined and efficient.

Ultimately, clear communication and expectations handled in a respectful manner can avert any issue.

And many of my clients are taking on the BRRRR method.
