As Plano is a pretty nice clean cut buttoned up type of community they don't seem to have a lot of tolerance even for just a few bad apples.Dallas is considering a ban.

Living close to Cal State Long Beach I envision down the road renting to a student so nothing fancy needed, but I could still produce a very clean and nice bright unit.  

At that point I dont know investing would make any sense, I have heard scary stories I was thinking about short term rentals but that needs constant cleaning after guests and conpetition is very high my friend spent almost 200k out of pockets to buy a property for airbnb and he got 17 bookings per year....

Even when we became work optional, we still (wife and I) took on another live in flip, got part time jobs, starting cleaning our STRs ourselves rather than hiring cleaners (we're going to stop doing that this summer).

The weather is great there, its cheap and ecology is clean.

You would expect a clean title at close so if there is some issue, then either it would be resolved by the seller or the deal would fall through.

Maybe you can add clear rules on noise, guests, shared space usage, cleaning responsibilities, maintenance expectations, and specific guidelines for shared bathrooms/kitchen.7.
