The weather is great there, its cheap and ecology is clean.  

And to make a BRRRR work in the current market, you either need a crew that can do cheap work or a way to source deals.

So I bought a cheap single-family rental in a C location.

Years ago we didn't require it and just recommended it to the tenant, but it's so cheap and gives our insurer something/someone to abrogate against should we have to make a claim that we don't allow it to be optional anymore.

Because so much real estate in the US or Canada wouldn't be profitable without ultra low interest rate (as many investors are discovering lately), we are obsessed with getting cheap financing.
