Hey everyone, Is Ferrelview a good area to invest in for SFH/MFH considering it is just a 4 mins drive from Facebook's data center (that is being developed in Kansas city)? Is Ferrelview a developed area?

I want to focus on commercial real estate first starting with apartment buildings and then moving on to perhaps office buildings then shopping centres and hotels and to the point where I am diversified and doing many.what tools or websites do you use to gather market data?

I can't tell you anything about the Italian market but the Portuguese one is going strong, the most expensive areas (centre Lisbon and Porto) seem to be softening up a bit, especially due to the STR restrictions, if you have a property inside a "short term rental restriction area" you can no longer sell it based on the income it is generating on Airbnb because the license will expire when the title changes.

Long story short, I put in an application for water rights with the district, APPROVED, moved on to the ministry of agriculture permitting process, UH OH first problem, turns out that due to some drainage issues the land must be tile drained in order to put a centre pivot on.

I'm considering a townhouse in Broadway Centre in Brandon. 

However, with a college campus (Youngstown State University or YSU), with 87% of students living off campus, the Covelli Centre (concert, hockey, basketball, convention center), Vallourec Steel, Eastwood Mall (largest mall complex in the US by land ownership), Covelli Enterprise and the Debartlo Corporation to name a few items - this area has turned into an almost secret community; left unaffected by the growth of elsewhere.

Often the deals to be found where I live are not in the major cities but in the more areas close by (ie. hour or so drive from popular city centres).

See if they have a plan for the area, NCP (neighbourhood concept plan) or an OCP (official community plan) and check if your property needs to meet specific plan, eg. townhouses fronting the arterial (busy roads) and single family on the local roads, maybe with a small neighbourhood park in the centre.
