The new standards are yet to shake out I think and it probably does cause some indigestion for investors and agents both. 

Because it causes one to think about the way they invest, the reasoning behind their investments, and the success and failures their investment tactics and strategies have produced.I make a decision to pursue a real estate investment (or really any investment) based on an evaluation of risk vs return.  

Not the intention, just being very direct here: I am not going to show those numbers for 2 reasons.1) if I did ( and I would blow you away if I did), it would only cause people to misunderstand what I am trying to teach and 2) I don't have to show you or anyone anything.

The biggest issue that I see that causes "wipeouts", comes down to money management. 9 months ago I found, for a very close friend of mine, a portfolio of 11 properties (from a wipeout).

Make sure they send you a copy of the police report so you can follow up with the tenant causing the issues and send them some sort of warning in writing.
