@Benjamin SulkaThis one was mostly cosmetic: paint, carpet/floors, light fixtures, trim, landscape clean up, rodent remediation, bathroom vanities in the 1/2 baths, and some of the windows.Rehabbed one unit at the time aside from the windows.

The carpet in my single family has to go due to dog smell in the carpet padding.

There is some damage to the home (broken doors, nails and holes in wall, bad odor due to not cleaning (and cats I assume), and destroyed carpets. 

This year, between tenants, I will be replacing the carpet with vinyl flooring, updating the bathroom vanity/lighting/mirror, and some other small updates such as changing out light fixtures, and faucets, and switching the old blinds from fresh curtains.

You don't know what the house was like when he moved in and it has been 13 years, so some of the things you will find are part of normal wear and tear (eg if you need to replace carpet, repaint, etc) not damage that the tenant did. 

A former tenant of mine asked me if I could tear up the tile in the house and put down new carpet.

We have carpet upstairs but are willing to have the tenant bring pets but I want to make sure that if we needed to deep clean or even rip out that carpet after their stay that we'd be covered.

I'm also going to add some outdoor(deck) space and update the kitchen with new cabinets and countertops(modernize) as well as take out the carpet and put down lvp flooring.

And when the designer brings to you, I found this beautiful carpet or embellishment to set on a shelf but it breaks our budget but I wanted to show it to you in case you wanted to buy it, be ready for that.

And I had put so much work into their apartment, new carpet, painted, fixtures and on.
