use STR reports it's more representative of major hotel markets and hotel inventory. find hte right brand. we just did a 150 page report on one development site.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Which sites do you recommend for pricing? 

I use DealMachine, and I'm happy with it (I read the instructions you provide at the site, so I actually wasn't surprised by anything).
