What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

The current rents are really low because the tenants are responsible for doing any and all repairs on their buildings (which in my opinion contributes to the poor condition of the buildings). 

If saving 20% and building direct is worth it to you I'd recommend it.

A copy of our current driver’s licenses (for both of us).Again, all the verifying documents have been submitted through Zillow, but now we are communicating with the wife via email (outside of Zillow).
