I keep a bucket full of the extra slats from when I shorten them to fit, just in case someone breaks one or a dog chews on one.

I often find the Cities to be pretty helpful and knowledgeable regarding what is possible.This is on my bucket list as far as the zoning variance process is concerned. 

Anyone you look at  $300 bucks is a drop in a bucket vs vacant room. 

but they don't back troll BP with broken English reps.. and if you have no experience and looking for your first loan your not going to get some super rates your going to pay the highest until you fill your experience bucket.

The majority of this is really just trying to through buckets of water, on a forest fire of a market.

I have separate banking accounts for the major cost buckets of my rental business.  

I transact nationally with clients and then I also have passive investors invest with me so my focus is those 2 buckets.

So a small problem like a leaky sink which could of been fixed by a plumber easily now is a flooded kitchen before you get a call because the tenant was trying to save $100 and was ok with keeping a bucket or towel under the leak.

Kinda like having one foot in a bucket of boiling water, the other in ice water, and on average, you are comfortable!
