I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.

I have a couple insurance brokers that may be able to help.

the other one I just had a small 1031 did a tic with one of my long time partners who owned 100 units almost next door ( I brokered him those) so he could have his existing PM take over and we set it up on a 6 year payoff NO cash flow neither of us need cash flow we just want free and clear..

Most will be licensed (as agents/brokers) in their states.

I brokered over 250 deals after taking the 4 day in person Certified Private Money Broker program. 

Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

Try to get preapproved from a local loan broker or Co-op. 

All brokers, realtors, wholesalers, etc... you need to check this list before you call anyone!!!!

Your LO or broker is explaining it wrong if that's what they said.
