I don't have a broad opinion as an experienced professional, but as someone with one investment house who will likely sell in the next 2-5 years, I have one thing on my mind.

The Broad Ripple area is especially popular.It looks like the East part of the area you are looking at is also in Lawrence Township. 

The travelers who are willing to do rent-by-room also pay on the lower end of the spectrum so it may be hard to get your property to cash flow. 

@Tyler Brady, I don't think your accountant is taking a broad enough view here. 

First, allow me to define small value-add Multi-family, I speak with a broad brush.. anything legally zoned duplex up to 50 units (I'm excluding Class A-B big MF) To set some context, most of the investors that reach out to me are not from Charlotte, or are not intimately familiar with the market here.

Just seems a bit too broad to use as advice for taking action.

I also know a guy who takes the broad view that Thailand is played out, like the Memphis of Asia, and he's on the ground in Cambodia and Myanmar buying up land and setting up teams.
