@Ramada Evans yes that is all on you....you can go directly on airbnb/vrbo and do a search by the enemy method for houses that are similar to yours in size and bedroom/bathroom. 

For those that rely on traditional methods and personal experience, I can understand this perspective.

If LL uses accrual method, they can book revenue without receiving.

Strategies like house hacking, the BRRRR method, and long-term rentals have worked well for me.

You can do both, not an either or, but focus on the one you like the mostRE and CRE are great if done carefully and methodically and with patience, but so is picking individual stocks. 

After about a month of no response on FF I switched my method to LTR.
