I get a lot of leads, but they don't book. I

I'm still in the "Learning Phase" - picking up every book I can about real estate investing, listening to podcast/videos, and searching as much as I can for properties in the area to get an idea of the market.

After reading Kiyosaki's book, I became extremely interested in real estate.

This post reminded me a bit of a book I once read some years ago called the Dhando investor."

I have joined two of my local Real Estate groups and I am reading every book I can get my hands on relating to building a real state portfolio and making that my business.

That book is very helpful.

I agree with @J Scott and @Manolo D. what anyone can tell you online or in a book is how that person goes about coming up with estimates.

From this book, I took that business trips such as travelling to go check on your houses  are tax deductible.
