Depending on the property itself and strategy you are implementing it may be an up hill battle in these areas.  

The actual war in this battle is between tech company vs MLS/brokerage.Tech company want to disturb the whole NAR/MLS monopoly that no longer relevant in 2024.

I am 15 minutes from Disney, with normal traffic, and have a nice place with full 5 star ratings and we're just battling the bottom feeders here all day long. 

If you found yourself in a legal battle over pick your scenario, you could save money by being your own council or you could hire a professional to get you the best chance of things ending in your favor.
