While getting treated badly at work is a bummer I just see a lot of sour grapes in the post and I am not sure this is the forum for it. 

We turn them around or help the owner sell the real bad ones.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I just think basement access is generally a bad idea.

Not that that is a bad thing as some are on lower comp plans but they are at the mercy of all having "overlays" and have to sell their loans.

Sterling,Each lender is different on how they calculate income and also what overlays they have that can cause a bad income calc.

I would say if you do jump in without physically going to the area...you should definitely buy in a nicer neighborhood (I hear too many stories with new investors getting burned investing in bad neighborhoods).
