I would consider the mini-split an extra amenity and ALSO a BACKUP heat source.

That supply bump has leveled out since 2023 and in 2024 we are starting to see metrics creep back up, albeit slowly.On the regulation front, the City of Columbia passed and reasonable regulation for STRs in city limits as of 10/1/2023. 

Because of this, they have changed their fee structure on me two times in the past two years2) They don't have back up cleaners so when the cleaner can't clean, they block off my calendar3) They do not have easily legible financial statements and do not provide 1099s 4) They have made decisions that have required my money without consent5) They block off check-ins on Sundays6) They are not great with technology - though they try to use hostfully to list on many platforms, I will frequently see that my listing is not up on VRBO for example.

My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

As long as you have documentation to back up the figures on your 1040, you'll be fine.

Definitely prefer tankless for us I tried the recirculation function on my Rheem tankless and the water heater burner was on constantly.
