Hi @Lolo Druff, @Nicholas L. referenced my previous post about buying out of state - I've had mixed results in Indianapolis metro area, Class A (nice suburb, great schools) rental has done well but Class C has been a huge headache (repair costs, stolen AC unit, attempted break in).

I’m planning on heading out to Indy this summer and attempt to create the relationships that you’ve made.

Right now this sounds like most of the HOA's that we all hate that issue random fines for no real reason, and then attempt to justify it with their bass ackwards logic that they are actually somehow doing us all a favor.I'm not a lawyer, but I would imagine you could also open yourself up to legal action. 

If investors attempt to streamline their services, it can lead to a more organized approach to property management, lowers the risk of gaps in insurance coverage or missed tax benefits as well as simplifies communication and reduces confusion.

However if you are attempting to use rental income for your departing residence that's where it will be a little tricky... 

I certainly am still trying to figure out my path and am attempting to get as much information as I can before doing so.

Often the debtors will refuse to acknowledge these liabilities, while obviously aware of them, because they are dumping them on purpose.Second, if the property has a high risk issue then make attempts to due process notify the debtor or the heirs. 

If the LLC purchases a property and is sued for something related to the property, chances are I would “survive” any attempt to sue me personally (absence fraud).
