Congratulations @Peter HansonI am am a house flipper from Atlanta originally from San Diego , I miss those style houses we don’t have that type of architecture in Georgia.House looks great- Keep it up ! 

We are set to close on this house/lot in 28 days (July 26th) so need to work on the demo plans, permitting, architecture, etc but need to hire the right team to run this project on time / on budget.  

I love the structures of the homes, and vast architecture of the many neighborhoods, but I am not sure of the best locations to start looking.I would love to hear from anyone that has had some experience investing in Detroit.

Probably $15,000 for the garage and another $5,000 in city fees, architectural drawings, etc.

My question is that is it an industry standard for structural engineering firms who draw up the architectural plans for the work to require clients to agree to limit the firm's liability to $20,000?

I'm new to real estate investing but have long loved the of land-lordship, architecture, anything real-estate basically.  

I graduated with an architecture degree two years ago and thought that all I needed to do to become financially free was to get the best job possible that payed me well... dead wrong.

Half the people I talk to think townhome is an architectural style; the other half think it's an ownership scheme (similar to condo except you own your exterior and section of the land).
