It is estimated that in 2020 alone $48 Billion was invested in new projects in over 3800 different census tracts.

It can affect estimated replacement cost and therefore the amount of coverage recommended/required.

Not calculating maintenance expense could end up being a nightmare.I always estimate (using either the 50%, 1% or square footage rule) the annual maintenance / first year of maintenance fees for a ALL rental property.

Using Rentometer or BP rent estimator to get an idea of the LTR rent makes a lot of sense.

My investment focus is large multifamily properties and that market has been falling since 2Q2022--in my estimation prices are down 30-40 percent. 

Just go through them, select the renovated/closely matching ones, and enter them into a model.Here's my fix & flip model, you can see the comps entered and some quick stats below them: Then I use that comp data to adjust the Sale Price in the model to what I estimate it will be (double check the resale $/sf is in-line with the comps), then adjust the purchase price until I hit my desired return level. 

My partner called the owner who had give the original estimate, said no way are we paying until the job is done. 

What i do know is i will convert $300k to roth at an estimated 23% fed this year.
