@Jerry Tello I should have mentioned the laws and how they affect your returns vary tremendously from state to state, and sometimes county to county.

While I’ve seen QuickBooks mentioned in forums, it tends to be more expensive and seems better suited for larger portfolios.

Most advisors consider the two (2) year holding period mentioned above to be very safe, but remember it is your intent that matters. 

Once we are debt free we want to hit the ground running to avoid, "paralysis by analysis" as @Nathan Gesner mentioned. 

The challenges experienced in the cases mentioned above and elsewhere would be non-existent.

STR is a hospitality business first, and a for-profit business second (if you want to succeed).

Not to mention the notario, the bank trust, and other hoops to own in a beachfront community outside the United States. 

Scott - I'm in the same boat -- looking for STRs in the area you mention, as well as closer to Asheville (where I live).

Cold calling is already such a poor-performing strategy. the ONE thing good about cold calling is that you are talking to a HUMAN, building rapport, and asking and answering questions.Now that ONE good thing about it is taken away...Like David above me, no experience, and it would indeed be interesting to see how it does, but that doesn't take away from what I mentioned above.
