Accredited investor Principal of YADAYADA llc. just closed X  at 1.5M in Y area and have portfolio relationships with BLAH bank and BLAH bank.

There are 2 databases of these 203k lenders called the FHA Lender List and the 203k Endorsement Summary Report.There are also contractors who have earned the accreditation as a Certified 203k Contractor that are not only educated on the 203k but also financially vetted. 

Do syndication of any limits when raising money from accredited investors?

It may depend on your accreditation status though, just check that.

Lots of ways to get into any asset class outside of residential rentals through accredited investor funds, etc.

Also note that these investment vehicles are only available to accredited investors, so that should cut down a bit on people doing bad investments. 

Even if he's accredited, he's not suitable to make the investment - of course that doesn't mean that 99% of the people trolling for money on here wouldn't take his.

Looking into note investing I've seen that most of the good notes seem to be in these pools but to participate you have to be an accredited investor.
