Since you're in New York and want to stay close, you might consider areas in New Jersey, such as Newark, or Jersey City, where there's strong rental demand.

Love that idea and I'll feed that in to the Seller. sometimes you have to fight fire with fire and I’m not 100% familiar with New York laws, but I’m pretty sure they have squatters rights therefore, the other squatter wouldn’t be able to do a thing about it.
