There are all types of visitors with wide ranges of budgets/desires coming into town for Derby. 

People here are extremely friendly and visitors are treated well, but if you plan on sticking around you best acclimate quickly and whatever you do, do NOT try to change anything.

I imagine there are less visitors, and some months where expenses aren't fully covered.

Plus I was willing to smack the visitors, if I was in the mood to encounter the ugly things (some nights I wasn't up to do battle.) 

The noise is not an issue, it is the seasonal fluctuation of visitors that I cannot control.

A six unit building with seven parking spaces with everyone home plus your vehicle could mean a visitor may not find street parking and the only thing they may remember is "the place we had to double parked".I have done the open house style with a twist. 

In other words, they are not just here to visit or vacation.

Extended stay would be something like corporate visitors looking for a short term rental.Yes, we'd like to break even, get to use it a little each year hopefully, and one day retire to that property.

All that money from visitor spending and taxes will just dry up and blow away. 

Airbnb is an option for the hold period that you describe, but who will clean the bathroom and wash linens between visitors?
