You could find a way to VR your properties, although the east side of the highway doesn't tend to do as well as the west side.

If someone is doing Airbnb for VR, would bad area matter as tourists do not know if the VR is in a bad area as long as it is close to the beach and venues. 

Pistols on hip, Porn DVDs, nude oil paintings, diesel fuel in old beer cans...haha...as long as the strategy is working for him.  

I hope to net 30-40k net before taxes off my first VR.

Don't buy the actual Nest thermostat for a VR though.
