I'm looking at properties anywhere from $50k-$150k, mostly searching around $100k (SFH or duplexes seems be the homes in this range), with total upfront investment of $40k max (down payment / fees / minor touchup / cosmetic rehab, if needed).

I'd sell through Redfin at 1% seller's agent fee because we bought with Redfin last fall, so I estimate 6% closing costs (not including holding costs and just need to touch up paint in some areas, but have new flooring, new roof, and recently upgraded electrical).

We did partial remodel to the upstair bathrooms with professional help, my husband and I touch-up paint all the walls and it was deep-cleaned before showing, even my garage was shopvac-ed.

I can see through pictures that some parts of the house could use a touch up, paint, new appliances, or tile in the bathroom but I'm having trouble quickly understanding what this number would be and what I should make as an initial offer.
