The more people you cram in there maximizing rent like a good house hacker, the more tension and friction there will be that will need to be resolved calmly by you.  

I've witnessed situations where private family mortgages have caused a lot of tension with my clients, and therefore I strongly advise against it as a permanent solution. 

It created immediate tension between me and the tenant.

Again economics tension.

You will need to be both and you must have your investment criteria defined beforehand in order to act quickly and keep your emotions balanced when tensions rise at the time of transaction.

Awkward tension builds up quickly!   

I'm open to hearing more though.I have some of the same tension at the moment.

But as a landlord what steps can I take to defuse tensions between tenants?

I certainly hope this decision is adopted by other courts.I frequently found decisions based on the tension between what is "fair" and what the contract terms say when a court is asked to relieve a party of its obligations under a freely entered into agreement interesting. 

Anything other than 50/50 is likely to cause some tension.
