For instance it would appear based on very preliminary figures that Prince Georges county in Maryland might be a better area, the margins are smaller, but  it appears there are distressed properties everywhere.

If I add up Princ/Int payment of $275 plus taxes at $55 and insurance at $25, the total payment would be $355.

I have flipped 3 in Baltimore and now working on my 4th in Prince George's County. 

As soon as the reduce the rent on 1, they use the lower rent as justification to reduce the rents on future renewals.Again, I have done business in Baltimore City, Prince George's County, Howard County, and Washington DC and have never seen what happens in Baltimore happen outside of Baltimore.

I focus on Prince William along 95 corridor, and Richmond.

If you will be nearer Andrews AFB or Fort Meade, consider Prince George's County for cash-flow and possibly Anne Arundel County for stable appreciation.

I wish I could say more I feel like the student rentals are tough to get into due to the princeing and 1% rule.
