As far as your nephew and his girlfriend goes, i think living in Kaimuki and Makiki are more ideal for mid 20’s age.

I am request assistance from a wise rental property sage on how best to organize rental property paperwork. 

If at 60 I learn the right way to invest and I can by 65 buy the right 10 units to live off the rest of my life, should I not do it because I didn't start in my 20's? Age

So far we have used it mostly for Tenant Management, and still use a tenant screening component that the our local landlords association offers, and do accounting in Sage/Peachtree which is what we use for our 'day job' business for over 20 years.Things we like are: price for the number of units, quick view of rents due/paid, great 'to do' section tied to each property/renter (for each unit of a multi), etc....

Your advice sounds very sage-like and I'll certainly keep it in mind.Once again, thank you everyone for responding.
