MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least. 

As long as it cleans my bum I don't really spend a lot of time thinking about it, and I suspect most of your guests won't either.  

The tenants have paid and if someone is thinking about moving out then an extra surcharge that hits if they aren't out in time for us to turn the place for a lucrative AirBNB short term rental can help massage the move out timing.That said with MTR we do not have the cleaning costs that eat up a lot of STR gross, and its lower hassle in some ways.  

@Will ReedGet a second opinion from another company (one that just does cleaning and scoping not repairs as the companies that also do repairs tend to recommend repairs).

The plan is to put the rentals in SCH E of our joint return and file with TurboTax-We live in Florida-Leases under my wife's name, Airbnb app under my name, dedicated bank account for all rentals activity in the name of both-We have umbrella policy for liability protection for the rentals-We leverage some contractors (for example cleaning lady for the Airbnbs or lawn maintenance guy) that we pay >$600 for their services in a year and they are not our employees.

Offer to give them their full deposit in cash on move-out day, if they leave the place clean and empty, etc.  

Or do they just want to sign an agreement to move out in 30 days and you'll give them their full deposit in cash on move-out day, if they leave the place clean?

Then clean up or subdivide and sale.   

You can even "pay yourself" the cleaning fee if you want to and do the turnovers yourself. 

Furnishings that are easy to clean, along with amenities like high-speed internet and pet-friendly options, go a long way.
