Keep in mind that many responsible agents tend to be conservative with their valuations, especially in today’s market, where properties aren’t moving as quickly as they once did.If we’re in a conservative market, pricing on the lower end may make sense, but it’s always good to weigh your options carefully.

They tend to cost more to construct then they add in value, they are generally more valuable for a property you are holding as a way to generate more income.

Typically they will have referrals to local accountants you can interview. 

I think they also offer very good referral cash.

This opportunity doesn’t occur frequently but it takes these attributes to take advantage when they do.3 - Blind luck - do enough deals, the unique opportunity tends to present itself.  

They tend to have less fluff and more actionable useable content.

You can look into switching to a local credit union or portfolio lender, as they tend to be more flexible with regional policies.
