I also don't like the sardine effect where your just packed in a building, ocean lakes is tight with homes but still feels private at the house(s), golf cart community and 2 min from the ocean on a golf cart where ours are.

Buyers should always do an inspection; it's a requirement in my private client firm. 

Building a real estate portfolio might be attractive, but if you're crunched for time, perhaps you could do private lending in a SDIRA or get into syndications.

I'm mostly focused on more passive investments moving forward: syndications and private lending to known reliable entities.
