Hi Suzette- The impact of a new president on the real estate market usually depends on the policies they prioritize…especially regarding housing, taxes, and interest rates.

The truth is, if you can execute, BRRRR can work in all of those cities so it's a matter of preference - whether you prioritize cash flow or appreciation, price range, if you know anyone, school zones, etc.

Replacing a sewer lateral is easily a $7500 repair; it's probably closer to $10k, and personally I would have prioritized it over t+p. 

Balance sheet and depository relationships (some banks requiring upwards 10% of loan amount) are being prioritized over merits of the deal/collateral.

I’ll prioritize continuing my search for distressed and discounted properties, avoiding those areas you mentioned! 

Now I will revisit the list to prioritize order of completion after I read these links. 

I know its good to have and it will give me access to the MLS, but should I prioritize it right now? 

Assuming your investment projections is 5+ years, it's usually worth it to sacrifice a bit of cash flow to prioritize growth in my personal opinion.

If you get a high-paying tenant in there, you can increase your odds of increasing the home's value.So you’d prioritize cosmetics upgrades, or a whole remodel, rather than “new construction”?
