The difference might be critical even if the subject property is one street away from comps.Also, it's better if the agent would've seen each sold house inside - sometimes pictures over photoshopped or won't make justice. 

I think Photoshop is overkill for most people, including me.Shooting in RAW means that every image needs increased sharpness, a slight bump up in contrast and saturation. 

Could it be a fake, Photoshopped document?

Even if I send you a POF, you're just going to come back and say I Photoshopped it.This is a obvious a battle that I can't win so I choose not to fight.

(can be photoshopped and have other elements aswell in it, but the key is to not be this big corporate company with a logo as the profile pic, but instead be a friendly guy who'll help out)The ad and FB page has to create a lot of trust and do it fast, otherwise it'll seem sketchy and ppl won't engage, even thought they might be interestedGood luck

Josh,I would "photo shop" that image of the ad to obscure the website and contact info - otherwise you're still running his ad!

(I may or may not have used photoshop a time or two)

Do not rely solely on the image of the license, those can be forged and photo shopped.
