Under 10k might be hard to get into unless you partner up with someone who has capital or can find a private lender willing to work with you.

You and your partners are going to do nothing but put food on the table for your GC, Agent & PM.

Look for some of those to go in as an LP (limited partner) and learn and grow your knowledge, skills and investment money so you'll be ready for the next accredited deal.

Could I just come in do the brush up and furnish on my own dime, and partner with them to split the profits? 

I am open to it- but unfortunately, I am not looking to move until another 2-3 years- my partner and I rent an apartment on IOP and we love the location and the cost is actually incredibly low which is great.
