It ended up being the main water line to the house that was old/rusted/damaged.

So right now our main goal is the cash flow because in the end that is the way we will be able to move up in the real estate industry. 

I focus mainly on buying deals and working with partners for said deals. 

The main reason I decided to sell rather than hold was the rising interest rates.

@Steven CatudalIf your partner’s main role is finding deals on the MLS or manage tenants, obviously a real estate agent does this and is paid commission. 

From a lender standpoint I think the main areas of concern with auction properties boils down to access.

My main goal is it be able to retire at age 40 from my main job and work entirely on my real estate portfolio.

Tools like this helped us determine that retiring in the Memphis Metro area was good for us and has helped form our investing strategy, mainly SFR and some commercial spaces (flex, studios, small office).

Some strategies to get around are:1. leverage your current portfolio and buy in cash, increase value, and then refi2. buy Multi-family so your ratios aren't the main factor to lenders3. get in with a lender for high net worth individuals4.
