If you're really going after probate leads, just use whatever real estate dialers and software there is out there to get these lists for you and just call them.

The processor keeps making mistakes with the wire with spelling errors etc and now they say the two software systems Bank and investment company cannot integrate.  

Yes, having tenants pay ACH via a Tenant Portal software is best, but not all will cooperate and some will play games that result in NSF charges.We allow tenants to deposit cash/check/money order directly at our bank into our account.Many Class C & D tenants have challenges adapting to unfamiliar ways to pay and is often not worth the hassle (and possible evictions) to get them to change:(

There are lots of paid software programs that do this for you as well. 

For example my cousin bought a place in Palo Alto near Sergey Brin’s house and has made more on it than he does with his very high-paying tech software job. 

Have agreed on terms on a hard money loan to an investor I know well. I can have them just setup an ACH for the monthly payments, etc...but I feel like this would be easier with some automation, and there just must be...

But we manage a lot of units and unfortunately cannot possibly manage 70+ units with free software!

I have never heard of that.Maybe go in and manually block direct bookings so their software doesn't pick up on where this is coming from?

I think I would only move 3 of them to software management at first, see how that goes.
