God knows I've paid out more for lesser reason.

(And yes, I know the phrase “man plans and god laughs” but this is just some rough approximation for a place to start thinking about this.)

We have discussed Sellers Financing with a 2-3 year balloon, i just don't like all the liability being on me and it not being though a bank and just a contract, if god forbid something happens to be at the end of the balloon ,then my family would be in a pickle they couldn't just sell the building to help with the financial burden, and would have no use for the building if I'm not there working.

My concern is on the eviction side, say if I rent all the 5 rooms fully furnished to my tenants and god forbid if one or two decide on not paying rents can I after giving them a 3 days notice simply have their stuff kept on the "curb"?

My fear started about ruining off basement but thank God electricity resumed and water was pump offed by sump but carpet got completely wet.

You're not going to walk away exclusively with feelings of pain or pleasure as-in feeling like you "paid for nothing" or "overpaid" if no defects in the sewer line are found OR feelings of "it was worth every penny" or "thank god I had it done" if defects were found. 

Trees falling are considered an act of God and there for your own insurance takes care of it.You made a decision to pay to cut down that tree, and now you have to live with the choice you made.

I see new homes going up everywhere, and my god the apartment buildings going up.
