Less risk in flipping and making the flip numbers work, than investing in multi's out of the gate.

The reality is, it is important to hit a base hit right out of the gate.

It was a Bank foreclosure in 2005, bought it with 2 mortgages out of the gate, a first and a second mortgage, because we were not creditworthy of a home.

And unless you planning to save money for every investment or you are Bill Gates (if you planning to pay cash on all investments), you are going to need some type of debt for your investments at some point.

Hello,   I am interested in purchasing a vacant parcel from a tax auction that is in a gated townhome subdivision. 

Definitely hard to get into right out of the gate, but something to research for sure.
