You can get cheaper properties closer to the center of Atlanta, but they'll require a more extensive rehab. 

Hey @Andrew Bosco I have not personally done it but some of the biggest data centers are going up in central OH. 

Ideas to make it income-producing we have that would comply with current zoning are an event center (wedding venue, etc) and a campground (cabins and primitive).
