It has no kitchen cabinets and electric service cannot be connected until the electrical meter has been upgraded.

It is way more expensive than the metered and my 3 unit building costs about $1400/year.

One is running 100 meters and the other is running 1,600 meters.  

Tip: if you have your concrete slab poured have the electrician mark where he wants the meter at, make sure the city doesn’t require a external shut off box for the meter!!!

Protecting yourself (as landlord) from utility cost spikes when there are no separate meters is a common question.  

One bad decision can kill the profitability of a unit for years.What happens when someone needs to be there for a rental inspection, or for the utility company to inspect a meter - do you go yourself?

I would be sure that number quotes copper going all the way to the supply coming into the basement/to the meter.  

Everyone develops an intrinsic BS Meter at a young age, but I guess it just stops working on some people, perhaps this is inevitable, perhaps necessary?

A little research on Zillow, Craigslist and Rent-o-meter will give you a pretty damn good idea.

Have anyone used their system for sub metering the utilities?
