Hire a local electrician to do a service calc, and if need be, then upgrade your electrical service and while your at it setup a dual meter electrical service if your going through all the trouble of an upgrade anyways.

Also, if you're putting signs in front of your rehabs, wouldn't you want them to have the dual purpose of both advertising the rehab and you as an agent?

I practically apologized to them for their agent being a liar.If you don’t have an agent working only for you (not a dual agent who also represents the seller,) you always should.If you did not get an inspection (especially if it is a contingency in the contract,) get one.

Dual agency is legal in New York, and it's sweet for the agent (because the agent can double side the commission), but it's really not the best situation for a buyer and a seller.Dual agency requires you to give up some of the fiduciary duties that an agent owes to you - so you're really getting diminished service by using the seller's agent in the same transaction.At a bare minimum, ask the seller's agent if you can use another agent in his brokerage - that way at least you can keep all of the fiduciary duties intact.

Bill never gave Kevin an Agency Disclosure form nor spoke to Kevin about Dual Agency and any kind of Agency disclosure was never signed.A Contract of Sale was faxed to Kevin from the Seller, let's call him Mike.In June 2017, Kevin reviewed and signed a Contract of Sale as the Purchaser for a Property in Brooklyn, NY and put down close to $400k for the Deposit on Contract (Earnest Money).
