Yes, you either need to find someone who knows how to do title searches and maybe will do them on the side for lower $$ in exchange for the volume of them you'll bring OR learn to DIY them, but need to be darn sure you're DIY'ing your searches just right!!

If possible, include in your welcome kit the location of a drop off laundromat (they wash, dry and fold for a fee).Make life easy for your residents, and you will be rewarded. :)

And if I did a half-decent job with this post, I hopefully convinced you that finding an answer for your specific situation is not a DIY project.

Confused about you getting in touch with PM partners - sounds like you're DIY managing, so what are your plans for them that allow them to make money?

Also, keep in mind that not all of these "kits" will give you a finished home. 

A DIY way of starting your investigation is visit the building department and see if they have any records for the property on file.

Understood that DIYing something that I don't do and saving $7 per month (that I'm charging the buyer for anyways) could blow up in my face if there are unforseen results in this process.   

I can get Formica and DIY for around $500 for the 26 sq/ft countertop.  

Unfortunately, most small landlords and especially DIY landlords fail at this causing problems in eviction court.
